Sudden property tax hike worries residents of merged municipalities
Residents who recently became part of Nicosia municipality due to local administration reforms were surprised by a sharp increase in their annual property taxes. The tax rates for 2025 have risen by up to 50% compared to 2024, and residents were also given a shorter deadline to pay. While they previously had until the end of September, the new deadline is now April 30.
Many residents, believing there was a mistake, contacted Nicosia municipality but were informed that the new rates were correct and available online. The 2025 tax rate is 0.035% of the property’s estimated value, with overdue payments facing a 10% penalty. Some residents shared examples of their tax increases, such as one from Aglandjia who saw their bill rise from €75.55 to €110.62 without prior notice.
Similar increases were reported in former municipalities like Ayios Pavlos and Ayios Dhometios. In addition to the tax hike, the earlier payment deadline has added to residents’ frustration. The issue is set to be discussed in the House internal affairs committee, where the interior ministry is pushing for a cap, while municipalities argue they have the right to set their own fees.
It’s important to note that this municipal tax is separate from the immovable property tax, which was abolished in 2017. Many residents now await the committee’s decision, hoping for some relief from the unexpected financial burden.
