Major redevelopment planned for historic KEAN factory
Russian property developer bbf is planning a major new project in Limassol by transforming the historic KEAN soft drinks factory in Agios Athanasios into a €189 million mixed-use development. The plans include five high-rise buildings – four residential and one office – with 317 apartments, shops, offices, a central plaza, and underground parking. The development will cover over 46,000 square metres and be completed in three phases over six years, starting in January 2026 and ending by December 2031.
The residential towers will be up to 19 stories high, and the project will also feature 1,167 parking spaces, 220 new trees, and eco-friendly features like Sustainable Urban Drainage Systems. Local authorities raised environmental concerns, particularly about the nearby Dassoudi forest and underground water sources, but the developers promised to take sustainable measures and conduct further studies.
The KEAN project is being led by renowned architectural firm UHA from London, aiming to blend cultural heritage with modern design. bbf, already known for major developments like eden roc and Montebello, is also involved in other key projects across Cyprus, including the renovation of the Berengaria Hotel and the large-scale Land of Tomorrow development.
